The Physical Planning Department of Cape Coast Metropolitan Assembly derives its mandate from the Land Use and Spatial Planning Act, 2016 (Act 925), the Local Governance Act 2016 (Act 936), the National Development Planning Commission Act, 1994 (Act 479) and the National Development Planning (Systems) Act, 1994 (Act 480).

Vision
To create a well-planned, spatially integrated and environmentally sustainable Cape Coast Metropolis that promotes the quality of life for all residents.
Mission
To provide professional spatial planning and development control services that guide the orderly, sustainable and equitable development of the Cape Coast Metropolis in line with national and local development objectives.
Core Functions & Responsibilities
- Advise the Metropolitan Assembly on national policies on physical planning, land use and development.
- Co-ordinate activities and projects of departments and other agencies including NGOs to ensure compliance with planning standards.
- Prepare spatial plans as a guide for the formulation of development policies and decisions in the Metropolis.
- Identify problems concerning the development of land and its social, environmental and economic implications.
- Advise on setting out approved plans for future development of land at the Metropolis level.
- Advise on preparation of structure plans for towns and villages within the Metropolis.
- Collaborate with the Survey and Mapping Division of Lands Commission in the performance of its functions.
- Facilitate and participate in research and public education in planning and human settlement development.
- Process and recommend building permits and development applications.
